  • Butyl Rubber Caulk:  Lifespan: 10-20 years; Best for: Roofing, gutters, and areas prone to extreme weather;  Benefits: Strong adhesion to many surfaces, but can be messy to work with.

Silicone and polyurethane caulking are used for different purposes due to their unique properties, and they offer distinct advantages depending on the application.

Silicone caulking is 100% waterproof, making it ideal for wet areas like bathrooms, kitchens, showers, and around sinks. It is resistant to moisture, mold, and mildew, maintaining its integrity in damp environments. Silicone remains highly flexible, even in extreme temperatures, which makes it perfect for areas where expansion and contraction are common, such as windows and doors. It can withstand both high heat and freezing temperatures without cracking or shrinking. Silicone caulking is very durable, often lasting 10-20 years, making it a low-maintenance option.

Polyurethane caulking has excellent adhesion properties, making it great for bonding surfaces like concrete, wood, metal, and masonry. It forms a very strong bond with most construction materials. It is highly resistant to wear and tear, making it suitable for exterior applications exposed to harsh weather conditions. Polyurethane can resist UV rays and environmental stress better than some other caulking types.

Exterior painting and caulking warranty is three years, covering issues like peeling, blistering, and cracking of paint due to improper application. It may also cover failures related to the prep work. Excludes damage by extreme weather, structural movement, or exterior construction.

Exterior Caulking:  Every 5 to 10 years.  If using Silicone or Polyurethane Caulk, which are more durable and flexible, lasting up to 10 years or longer in ideal conditions. Buildings exposed to harsh conditions like extreme temperatures, heavy rain, snow, and UV radiation may need caulking more frequently (closer to 5 years). If the building experiences significant movement or settling, caulking may need to be replaced more often.
