Project Information
The Hyatt Regency underwent a full exterior restoration to address aging facade components and to improve long-term building envelope performance. This multi-scope restoration included comprehensive perimeter sealant replacement, window wet sealing, stucco crack and top coat repairs, and full facade repainting to restore and preserve the hotel’s visual and structural integrity.
Perimeter Caulking Replacement (Approx. 25,000 LF)
- Removal of all exterior window and door perimeter sealant and backer rod.
- Substrate edges abraded to eliminate residual sealant for optimal adhesion.
- Installation of new backer rod and Sikaflex HY 150 polyurethane sealant.
- Sealant joints tooled smooth, ensuring proper joint geometry and watertight seals.
Window Wet Seal Application
- Degraded gaskets on the exterior window side were carefully removed.
- Edges solvent-wiped clean and precision-masked for straight lines.
- Wet seal applied using GE SCS2000 Black silicone sealant.
- Joints tooled smooth, delivering a clean and effective weather seal.
Stucco Repairs & Crack Treatment
Crack Detailing:- Cracks < 1/16″ sealed with Dunn Edwards Urethane Acrylic Sealant.
- Cracks > 1/16″ treated with Sikaflex 1A Urethane Sealant.
Stucco Repair (South Elevation):
- Up to 400 SF of failing stucco top coat removed.
- New top coat applied to match existing finish texture.
- Primed with Dunn Edwards Super-Loc Premium Masonry/Bonding Primer.
Exterior Painting
- Entire stucco facade repainted using Dunn Edwards Spartashield 100% Acrylic Flat
- Paint, tinted to match existing building colors.
- Paint applied uniformly for long-term color retention and weather protection.
