Coastal CW conducted controlled water testing to identify the source of water intrusion affecting an interior tenant space.
Controlled Water Testing:
- One technician applied water to isolated exterior areas while another monitored the tenant space.
- Ceiling tiles were removed as needed to observe concealed conditions.
- Suspected exterior components were tested individually to trace the entry point.
Investigation Findings:
- Testing identified cracked sealant around windows and doors and open mullion seams as sources of intrusion.
- Findings were documented in a water-testing report.
- A targeted repair scope was developed to address the identified failures.
Accurately locating the entry points gave CBRE a focused repair plan while limiting unnecessary work and tenant disruption.
